Dave Foster is the 1031 specialist we use at Jake & Gino, so I would get clarity on that piece first.

We think that this is only good though to be investing in deals that you are really confident about.Mike, by the way, the mortgage landscape is getting more open bit by bit.

SBA lenders are confident the deal is lendable, but SBA rates at prime plus 2.5% are high, and I don't want to risk default.

Possibly I can source some deals from some code enforcement people and other creative places I can think of, but that will take some time and bird-dogs.Need help with finding deals, networking whether it be with other REIs or REAs, attorneys, financial planners/funding, confidence, and knowledge.I am determined and willing to work for this.

Also, as I and @Dave Foster told you on that other thread, there is no honest creativity with 1031 if you plan to 1031 into a residence where you will live immediately.

Keep exploring different avenues and stay persistent; I'm confident the right opportunity will come along.

In fix and flip I already sold one with 75k profit and another going to market next week and at least another 40k profit next home we are going to make another 100k profit I could scale up my business with confidence. 

Meanwhile, I am educating myself on REI and analyzing deals for the next year.I am looking to find a mentor who has carved a path in multi-family & commercial real estate to help build my confidence and investing skills.I am also open to finding partners in the area to go in on deals with.
