IT's two-fold.  

I can't imagine a bank giving me a second look without a large lump of cash in a checking account and some revolving debt paid off.Not to mention a run-down four-unit doesn't intimidate me but I don't know a way to fold repairs into an FHA loan so they would have to come out of pocket right?

Our best friends were: a mobile and folding butcher top type table for extra space, A really nice convection toaster oven (the breville high end one is great) and a 2 burner induction top like caterers used that ran on 110V.

I research and dive into these things like a madman.Apparently part of the process involves a month(ish) long training provided by the hotel franchise, which involves everything from how to make the beds and fold the towels, to renovating and managing contractors and operating the computer booking system.

But we have our reasons and it is paying off 10 fold already.

My issue is 2 fold:1.

The yearly fee to join your local REIA will pay you back 100-fold. 

The hideabed couch, between the folded mattress.

Provide them with professional flyers, tri-folds, business cards, or whatever.

Going to try to include in the rent once-per-week wash a fold laundry, free coffee, granola bars, oatmeal, pasta, a bidet, and other non-basic amenities.
