.- Furthermore, (apparently - i'm still confirming this with my prop mgmt company), our contract with the HAP Voucher Program stipulates that we have no recourse against the tenants for the HUD Programs' failure to pay "For reasons outside of their control". 

Unfortunately he had an electrical issue ( that engine must not have mags ) but anyone total power failure coming from Truckee one day he was just entering the 45 and of course  could not make the run way.. and landed in the vineyards which cushioned his controlled crash landing.. minor injuries he was lucky.. plane was totaled though.. 

This is a recipe for failure, being taken advantage of, losing a ton of money, etc.

Don't think that one particular out of state market will shoot you to success or abject failure.

Be an innovator not a copy cat and reap the rewards, or endure the failures.

Thanks.My layman understanding (ie I'm not a lawyer and you should consult with one for any legal decision) is:If you transfer your property to your LLC, you need to get consideration for it (ie share, beneficial interest, etc...)Then you need to manage your LLC as a business separate from you (no commingling of asset, proper documentation of meeting, proper administrative chores, etc...) as failure to do so will probably pierce its veil of protection.Except for that, unless your transfer is reversed for other consideration (like fraudulent transfer to avoid an existing creditor), your LLC should provide you the inside and outside liability offered by the LLC in your State.
