If a seller only wants cash for a place how do I purchase it

How do I purchase a place with they only want cash. I don’t want to use my money.

@Account Closed you need a loan. Depending on the type of property you have various options. 

My question is : why are you buying an investment property if you dont have the most basic understanding of how it works? This is a recipe for failure, being taken advantage of, losing a ton of money, etc.
