A great book to read that explains this is The Entrepreneurial Myth (The E-Myth) by Michael Gerber. 

I also have updated my application with a section where they can address variances to my "typical qualifications," where they can explain things like an old criminal background record (still states absolutely no evictions) or a divorce that wrecked their credit score. 

I am always explaining this to the out of state investors.

I didn't really understand why as long as the loan was not underwater and they didn't explain it. 

The books explains the steps you need to take extremely well and I have been able to glean a lot from the book! 

However, if you take that writing on its face, as written (perhaps intentionally,) you *may* (I’ll explain below) be overdoing it, as that “7 days” part is actually directed to a tenant reading it - nowhere I am aware of, in GA, is it mandated that the Notice has to give the tenant 7 days.

Ask the manager to explain their process for dealing with maintenance, late rent, evictions, turnover, etc.

I call or meet with them the day I close and explain to them I’d love for them to stay but I’ll have to bring rent up because my mortgage payment is much higher than the seller’s.
