That being said - if you have put together an experienced team they will have other relationships in the real estate investing community.

You make an excellent point about how certain issues may not become apparent until the tenant has lived in the property for a while, and that’s completely understandable. 

We take pride in what we do, we love what we do and we our goal is to build a long term relationship with all of our owners and help them improve their investments.

Best thing would be to get started hustling for another wholesaler to see if it really is what you think it is.The only way to be a good wholesaler is to build relationships with sellers, know repair costs and ARV, and understand that each seller has a problem to solve and do not need a cash offer.

@Jordan Ryan I highly suggest teaming up with a broker who you'd want to build a relationship with and truly understands the ins and outs of different underwriting guidelines for fix & flip and DSCR loans. 

Both can be excellent strategies, but one option may be significantly better for you based on the answers to these questions.

My personal favorite (and where I currently live) is Belmont, NC, a charming town about 25 minutes from Uptown with excellent restaurants, bars, breweries, and community events.

For my business, outsourcing helped me stay focused on client relationships instead of being bogged down by admin tasks.

It could also mean that you are opening the door to a lot of complaints in the future.If you do not fix it and then there is strained relations with the tenant it is the way to start a business relationship with your client.
