Currently we are in the research stage as we won't close on our property here until Spring.

You can sell before all the CapEx starts further down the road and buy another property in a more infant stage/market.

My company is still in a start up stage.

I am in the sitting and waiting stage in my investing. 

A lot of student rentals even here in an extremely tight market are offering concessions like free month (or $250 off), free wi-fi, free tv or whatever at this late stage in the season.Advertise in the school common area, near mailboxes or whatever in addition to the standard ways.This certainly doesn't happen to everyone so I hope it hasn't discouraged you from investing @Jem Jacala!

I should mention that the Sellers would want the language in the counter offer stage.

I am finally at a stage where I feel confident enough to start investing but not sure which is best for me (Single fam, apt, etc.).

Interested in how to rehab properties and buy and hold for rental income and also to assist other sellers who need an interior decorator to organize, stage and prepare pictures for their open house. 

We gutted house installed a 98% energy efficient forced air furnace multi stage.
