framing, electric, adding walls?

The title company did a search and found out the sellers haven't passed a electrical and mechanical inspections and owed money to the county for delays.

I had issues with a repair, they left my tenant with electrical issues for more than a month and never told the tenant what was going on.I am curious if the PM is my issue or the company.ThanksDavid Burrell

In diligence, compare the prior annual revenue to the reality of electrical usage (come up with a constant of power cost per day per occupied space and then take the actual power bill and see roughly how many occupied units you have).Much of RV park and mobile home park is 100% overlap: how to find them, negotiate them, do diligence on them, renegotiate them, finance them, turn them around and operate them.

I made same decision on the electrical.

I am not too worried about the basic lipstick rehabbing but I will definitely need to hire contractors for the more complicated repairs: plumbing, electric, roofing etc. 

We thankfully wouldn't be contracting out much but roofs and electrical.

Also, electrical can be a challenge depending on the layout.

Counteroffer could be something like 10k up front and 200 a month for 5 years would give you a buildable lot with water and electric for 22,000.
