You should be forming your LLC their... or registering your home state LLC as a Foreign LLC there... however, domestic LLCs are usually easier to manage.

Want some examples: the first thing you will notice is wreckless and agressive driving (even by my standards), people running red lights at full speed long after the signal changed etc - what you don't whitness very often because it happens so fast: items stolen out of cars, cars stolen, tools stolen, materials from jobsites stolen, copper pipes cut out of basments, people following the UPS van to pick up amazon packages and selling content on craigslist, someone in serious withdrawal pain may ask you for $5 gas money and then ask for your wallet and cell phone while flashing a gun, domestic violence, people yelling on the street, shots fired at night etc. 

I would go farther and file a domestic abuse action against this roommate and get a restraining order against her..

So if somebody came to me with a request for security camera when I'm dealing with the 5th boiler failure, 3rd sewer backup, 2nd building fire (just this year, and yes that's a real number) and complaints about the lawn, the pool and the parking lot, I can promise you that your security system will not get much consideration.But if we're talking about yet another rash of car break-ins, people leaving items in our trash bins that we have to pay extra to dispose of, or the latest domestic violence or disturbing the peace issue going on, I am much more likely to listen.  

Back when California didn't have gay marriage I was slipping some LGBT "domestic partners" through the cracks and the VA would go for that, but that doesn't sound like your scenario at all. 

What are the outright concerns when you are looking through the county recorder and the last record is a Quit Claim deed (in this case from female to male, with the prior record being a domestic relations judgement)?  

If this was a domestic abuse issue and female tenant has restraining order,, you have to let her out of lease.
