So here is the thing, "IF" rates took a big jump up would it disrupt real estate, absolutely, that's a bit of a "duh" item because the question is "if we massively increased the cost to monthly service any RE purchase and raised the bar to qualify by several notches, over-night, would it slow volume".

The seller was very close with his tenants and did not want to disrupt them so we offered a very long closing timeline (8+ months).
