In the rental I just did, I went with a darker brown tile (with a little bit of lighter brown, gray and a little green) and a darker brown grout.

Not trying to throw shade, but a seemingly $1300/month profit spread that then gets WIFI/cable, water, power etc deducted from it is not what I'd call "crushing it".

I really doubt someone will pay more or deny a rental based off light or darker floors.

They have a lot to offer - fruit as you mentioned, substinance for the birds and the bees, they give shade and they purify the air.
