In my market, trees are protected so they cannot be removed but I would certainly never allow them to remain over the roof (retains water on roof, damages the shingles/water damage, termites).

Then once or twice a week go walk through those areas street by street. write down every duplex you find and and houses with long grass or peeling shingles or just generally looks unkept.

LOL, no wonder it costs that much ;)BTW - I am getting quotes for replacing a shingled roof on a 3700 sq ft house (roof size ~38 squares) where the quotes are coming in at $16K to $18K from the low price end; the high price roofers wanted $23K to $28K for that same roof.

I will also be investing some time weather stripping / sealing around windows etc.Roof needs to be re-shingled as well so maybe the interior vents should all be installed first?

There's some peeling paint, drywall damage and a few shingles missing but the house is far from falling down and I should have it rent ready in about a month.
