Out of curiosity, are you currently focusing more on expanding your short-term rental portfolio or on working with clients to grow theirs?

Here's a framework I’ve used with clients and in my own deals:Understand Your Total Investment:Break down your actual contributions: $40,000 from cash, $50,000 from the 401k loan, and any additional transaction costs.

I have a lot of clients where I only get their DSCR business, but not their fix and flip. 

I still have clients buying in Vegas, but it's not as common due to cashflows being hard to come by with the traditional 25% down financing.  

Xero will work since I have clients that uses them and well I helped them convert to it.

Not when there are so many alternative methods of engagement towards resolve of which past clients have appreciated.

And how far back in time would you consider someone a client?
