He's adamant it be done before any cleaning or painting.

The better ones seem to have a dorm room structure of cleaning and caring for the units with chore assignments.

I would say majority of travel nurses are hard working, well educated, well paid, and overall great people and tenants just looking for a clean, comfortable, and safe place to stay at a reasonable price.   

The property is clean and cute so congrats there, but some, comfy, cozy, stylish spaces would go a long way! 

If old equipmEnt you need to add $xx,xxx capex costs for the next theee years while you clean things up.  

If the tenants are being picky, it is also possible that they are being picky because of the shortcomings of the PM so they may not be able to (understandably) trust that the unit and carpets were actually cleaned. 

It’s currently a mess but the f/c will clean it up. 

@Derrek J HooymanI'd personally wait til after the tenant moves out again so that you have a clean slate to work from.I feel like value add recommendations have to come from you or your realtor...aka someone who has seen the property and ran the numbers. 

Add charges for rent for the remaining months, estimated utilities, estimated cleaning and repairs and cost to re-rent (in our case: cost to PM is 1/2 a month's rent).
