However, there is one tenant we inherited who accounts for 80% of our maintenance calls, most of which we suspect are caused but her two young children.

I do Agree with not using the words "Always" & "Never"   As I was told that in Marriage Class when discussing situations with my wife or children....  

We have 4 children & have no interest in working into our 70s.

I find myself working a lot to keep up and miss out on opportunities with my children and family to be there with them and travel.
