Offer to manage the property for her - help her get her rent or evict the tenant - talk to he relatives or lawyer - show her how you can help her - but make full disclosures that you are in this deal to make a reasonable profit.Take is slow - be kind and understanding - show her that she has money coming to her - she can keep it or give it to the church or other charity.

@Amiris Brown No it was my idea.. and she ran with it.. so for someone who is a busy realtor and not a website designer I think she did a great job.. but as you state its ready for version 2.0 and as we get some cash flow that will happen.. its a great give back tool for Brie and myself.you may also look at the Post that was last December were I personally gave away a duplex to a BP member to allow them to chronicle how rehab works.. and then donate a large % of rent to charity in their name..
