Who says you can't make a ton of money with Instagram OR Instagrammable methods?!!!

I have been planning on using the B.R.R.R.R method but was wondering if maybe I should leave that alone and find a different way to get my next property. 

While this method is thorough, I've found it to be quite time-consuming.Has anyone found a quicker, more efficient way to get this information?

Tools like BatchLeads and PropStream are great for direct-to-seller strategies, but keep in mind that they come with marketing costs depending on the method you choose, such as direct mail, cold calling, or texting and have to have good nurture campaigns. 

We all have to start somewhere and I'm looking to become a expert in Section 8 rentals, the BRRR method, and AirBnb's at this time.

I always felt the method of the lottery was unfair.  

But it could lead to evaluating hundreds if not thousands of cities, which is impractical due to the time required and insufficient data for smaller cities.The other method is to eliminate all cities that are unlikely to be good investment locations, and the remaining few are worthy of further investigation.

Using the BRRRR method and 1031 tax deferment strategies are a great way to build your portfolio. 

I also use the cost per mile method for mileage expense.
