Jonathan Harms Move-in walk through with only wife of husband/wife tenants

I just got an email from the husband mentioning his work schedule was changed and he wondered if it would be ok that just his wife did the walk-through.Not to be so conservative, but in today's litigious society, I feel a bit at risk with only myself and the female spouse doing the walk-through without the husband present.I'm sure I'm not the only one to face this dilemma.What is your experience BP?

Also, they are usually very conservative on refi appraisals and if the value they come up with is a lot higher than they see I paid they will usually call me and ask what kind of improvements I made to the property.If you sell it on the other hand and get a contract at a much higher price due to the higher rents they probably will appraise it much higher to get to the contract price.Makes no sense to me personally, value should be value regardless of why they are appraising it.

I should clarify that I the ARV is provably 105-110 conservatively and the mortgage (if you shop around) could be 80LTV, so your mortgage would be 88K.
