There should be a ton of growth around it where you know national tenants will pay a premium per sq ft to make it pencil with development land,construction,legal,labor, and loan costs.Sometimes I will look at that range for an acre but it is the (money shot) right in front of a new Costco at the hard pin corner red light with high traffic counts.

The man will or should be very happy  you  are willing to work with and value his renting from you....On your next lease to this man require proof of the spay and neuter and shots, rabies ect. proper flea treatment is use on the original dogs. 

Huntsville is an upcoming cash-flow market that has a shot at long term appreciation due to the tech located there.

If you have two tenants move out after a year, this 5% vacancy is shot.

That's my exact plan and it hasn't been shot down by any of the other investors I know.
