All my tenants are M2M day one but if you have existing or inherited tenants most state regulations have term leases automatically become M2M at end of term.

I have literally executed a new lease agreement, and set someone up for automatic payments on cozy while waiting for a waiter to bring my lunch. 

My new landlord does not offer this incentive, but the lease automatically converts to a month-to-month arrangement at a much higher monthly rent when the lease is up ("negative incentive") if I don't renew the lease.

If they only sell the equity portion and leave the existing mortgage, the transfer on title could trigger an automatic default by the lender.  

With that said, you could certainly encourage them to setup recurring automatic payments - that way they never have to remember to pay rent, and you'll always see their upcoming payment in the queue.

If someone initiates payment on the 1st of the month it's possible the rent won't be received until after the 5th(which is the end of our grace period).Any thoughts on Cozy or other means of automatic rent payments are appreciated.Thanks in advance!

The fire district serves Crest Hill.In December 2009, the Crest Hill City Council passed Ordinance 1513, which mandated a fire suppression system, or automatic fire sprinklers, be installed in any new residential construction.On Monday, the city council repealed that ordinance, eliminating the requirement to install fire sprinkler systems and reverting the city’s fire codes back to the 2000 International Fire Code.Mayor Ray Soliman said he changed his stance on the fire sprinkler mandate and decided to bring the repeal up for a council vote.

However, if using a PM who would charge a 1 month rent fee for resigning a tenant to a 1 year lease, I would prefer to let the tenant automatically roll over to M2M to avoid that fee.

You still will need to pay in the tax due by 4/17 but will get an automatic 6 month extension to file the return... if you request it.
