Agree with @Robert Sepulveda , 1% interest plus 10% equity is not very attractive from an investors point of view.

Add in the rent control/eviction state laws and prop 19 and it has become less attractive to be a small landlord.I recently read that 1 in 4 homes are being purchased by investors. 

I have not met a kick butt, easy going Lady Broker or Agent like her in 30 years of Rentals in S.
