This is a conversion from a 1 bedroom to a 3 bedroom, so not a simple clean and paint.

In the garage space I can put windows where the doors are now to create "legal" bedrooms as they can be egress level.  

The investors I work with like that we have 3 and 4 bedroom options for an off market price.

I am thinking about just sleeping in the loft area and renting out all bedrooms to maximize profit.

Especially for smaller homes (1 and 2 bedrooms), which usually have 1-3 month bookings.

We currently have a 'cozy' 2-bedroom in a duplex, available in San Pedro, same neighborhood.

@Ben Stanley If you are talking about a house hack where you rent extra bedrooms that will be a little different than buying a 2-4 unit property and living in one of the units.

When I initially purchased these properties, the mortgage was based solely on the real estate, with the business value being incidental.I am currently in the process of acquiring a $2 million, 5 bedroom bed and breakfast located in a downtown area in PA.

One of my current tenants in Denver lists the extra bedroom as an Airbnb arbitrage and I was totally okay with that, it's his residence and as long as rent is paid and he has the proper licensing/insurance then sure.
