If the property being Class C is outside of your wheelhouse and you're not ready to commit to the work and risks required to own and manage a class C property, and your only drawn to it by getting a big seller financed note, I would pass and look elsewhere.

Hey everyone,Me and my wife just purchased a 3B house in Charlotte, that requires quite a bit of work, and we are looking to expand our network here, as we are new to Charlotte, so this is sort of out-of-state investing for us.

What would you tell the rental car company if the AC on your car does not work and they tell you it's a luxury item, but you rented an economy car.

You inconvenience them out of their home that they work and pay for to live in and they have to go and make complete other arrangements that they don't want to do.

this is why investors should try to achieve paid for real estate  small number of grade b or A homes leads to the lifestyle pretty much everyone on BP wants.. no work and cash flow :)  Good job Bill

Include a timeline for when you expect a response.Request for Repairs/Completion: Ask the contractor to either complete the work and reinstall the alarm system or provide compensation for the damages and incomplete work. 

You simply tell them not to do the work and that you will manage the rehab.
