Baltimore has probably the most multi families, and there are a few others scattered throughout Maryland and DC, but we just do not find them in the numbers that you find in more northern cities like Philadelphia, NYC, Boston etc.Also due to the lack of the multifamilies, when there is one that is actually in good shape and in a good area, they do get bid up past what many feel is a good investment.

thanks flipper. i've pretty much been a viewer of biggerpockets with a few scattered posts here and their. it's been sweet though and i'm definitely grateful for it..i noticed that with the moderators and actually was planning on contacting them. i noticed that josh moved from LA recently. i lived in LA, Santa Barbara and San Fran for awhile.

It's the winter that would probably kill me in Michigan though - I love that our snow here MELTS after a few days, and that we get some warm sunny days scattered through the winter.IMO, I think you could be making a great (and bold) move.

If you do not plan to live in the duplex, then you can usually find some deals on duplexes scattered throughout the city in zip codes like 38111, 38115, 38117 and 38118.

It's really gone down hill, but that being said there are some decent neighborhoods scattered throughout.
