Maybe selling is the best option stop the bleeding and do something that is more risk adverse. 

But that additional amount is not magically appearing, it is just a shift from one pocket to the other.

Your suggestion to list on open market likely is the best option for the OP.  

Hard money loans are another option for short-term financing, especially if you're looking at fix-and-flip opportunities.

This way, you build income-generating assets first while keeping future options open.
