In MA it is very technical and frequently my buyers have the security deposits returned to the tenants in case they have not been held the correct way or they could become liable.A couple of times I have had to go back after the seller because the tenant was able to prove they gave a deposit and the seller said there was none so my buyer client was on the hook.

The resale certificate I got prior to the purchase (3 yrs ago) clearly mentions that the garage is deeded.In the past 2 months, while the unit is rented, the tenant may not have used the garage frequently and the HOA claims they can reassign the garage to other unit owners.

If you are still adamant on reaching out to a CPA; you can do the following1) take the suggestions posted in this thread2) Attend a local REIA event and network with the professionals in the event and ask who they use for a CPA.3) create a keyword alert for "Los angeles" and "California" and see who frequently post on threads with these keywords. you will notice some of the same posters. network with these individuals and ask who they use for a CPA.4) if you are still unable to connect with a CPA locally - feel free to find a CPA who works with clients remotely.

I do also see non-recourse frequently (no personal guarantee) but only on very large commercial deals and even then only a portion of those notes are non-recourse most of the time.
