You forgot to put your state in your profile or your post so people would know if you are in a community property state or how much it will cost you to transfer ownership from your wife to your LLC.  

When you assume the loan, unless you transfer the eligibility to yourself you are working off of the vets entitlement, so as long as they have met requirements you are good to go.

OK.. still pretty hi.. and keep in mind many of these is done with pipe burst no digging or new hot tap,, My brother in law does them in the SF Bay area as they are required on certain age homes if your transferring title.

Through a lot of documentation, I also called out the title company for never providing me a earnest money receipted check or wire transfer - I simply got a letterhead saying the money had been deposited.

The transfer fees/taxes for the deed can get into the $400 - $500 range for each of these. 

You must occupy for 12 months but unforeseen circumstances such as job transfers and such can reduce the period

My sister is selling her house to me; however, we want to do a mortgage transfer since she currently has a 2.5% interest rate, but the bank will only pay what is owed on the current mortgage.
