Assuming it's "distressed sellers and tired landlords", they aren't likely to be 22 year-old millennials. 

I lease to a lot of millennials and typically they have not yet acquired all of these items.

I live in San Diego and I never would have guessed this data based on what I'm witnessing.It does appear to me that there is, what I'm calling, a "Millennial Movement" just generally southeast: from Texas to Florida and up to Tennessee, just so much movement into that area.

We believe that these new properties will attract Millennials and recent graduates who are able to work from home to choose to live here outside of Atlanta where it's much more affordable.

Millennials are on airbnb only.

There was just a study I was reading about millennials moving in and population increasing, compared to the flat demographic transitions of other rust belt cities.
