I stick to tasks I am allowed to do (patch drywall, paint, replace fixtures, flooring, tile, and cabinets) and hire licensed contractors to do the rest.I've noticed only 1 out of 6 licensed contractors I've hired in the past (HVAC / plumber / electrician / roofers) actually pull a building permit for the work they've been hired to do.  

I am looking for references for subcontractors(master plumber, electrician, framing, siding, drywall..) and also materials for new construction.

Then one of the Bldg Inspectors 'listed' lic plumbers for water & sometimes NG, same for lic electricians for the separation of power(s) (couldn't resist) & then once it's all done ESOP's for the power meter/line swap need to be inspected.Costs will be high for all unless you can do most of yourself like we can.

Hey guys, I currently live in south FL and I work as an electrician so I get off from work anywhere from 3-5 or sometimes even later.

I will ask the electrician about it at same time and I appreciate the advice in regards to how it would affect market.My uncle who owns a large number of units in Halifax recommended to me mini-splits but because of the new furnace I wasn't sure if it was cost effective since we didn't need the heating. 

Getting an electrician to show up is the important thing and lowest bids don't always show up in a timely fashion.
