My thoughts would be to combine the traditional business of storage or mixed use storage and business or traditional storage with creating a delivery service similar to Clutter (less advanced of course).

Burden of proof on them for delivery, and only you can accept it and release funds.Also, I would consult an eviction attorney and see if you can get a stipulated judgment for the eviction and make that a requirement as well.

Some judges will accept proof of delivery if you present the signed receipt from certified mail, although I would never try this because you're depending on the defaulted tenant to receive the notice.

Any deduction from the security deposit shall be itemized and identified by the landlord in a written notice delivered to the tenant together with the amount due, within thirty days after termination of the rental agreement and delivery of possession.

If a friend is stopping over they text, delivery person- you called, I really don't get it.

And if you don't have a well organized sales and marketing delivery system.. you probably are not going to sell for top dollars. 

I also give them a code for the delivery instructions.

You will want proof of delivery as well. 

Send it by registered mail/proof of delivery and ask for their response in writing.
