And lastly we as the owner/ builders get a nice payday at the end of all this for taking the risk.. finding the project putting a reliable team together and executing. .. we get to create Period piece real estate..

This has allowed me to build not just my real estate business but also a home services business which has really taken off and provides additional income streams for me between my flip/develoment  paydays.

So I'm cautious when people say thats no problem.After having people use those stupid pay day loans to get the money.

But remember this is exactly what some auto and payday lenders do, and make a lot of money doing it.I am really interested to see if anybody has done this.

This is prohibit and exploitation via interest rate hike (i.e. pay day lender) Its geared towards folks who dont want to pay/receive interest earnings which is a very small fraction (1/70th of 1 percent or less) .
