one of the best investments I ever made was I bought 4 acres behind the home depot in Rohnert park in 1995.then all of a sudden they build the graton casino right across the street from me. :)  well no cash flow but I paid 27k for it  CASH and paid 300 a year in tax's and listed it for 3 million currently had one offer at 2.4.. not sure if a rental at 27k over the last 20 some years would have done better but got to love path of progress CA real estate..

The turn over is high and Tenants here will have a lot of drama unless you get someone that works in the strip casinos to rent your house bc they usually keep up with the rent.

Just as casinos found when card counting started in blackjack... even when you tell people the answer, they still go with their gut!

You should see what is happening downtown for yourself everything from 99.9% occupancy rates, new business development, world class chefs, casino, lake, river, beaches, millennials are moving into and staying  within affordable downtown, major sports, new convention center and much more - its really AMAZING!!!!

While this is a total generalization, South LT renters will usually be visiting the casinos and enjoying the nightlife.  

I recently heard that there is a casino opening soon in Schenectady, how do you think this will affect the market near you?

Are you against casinos, because some people get addicted to gambling?

Also, the area around Erie Blvd has seen a lot of growth, including the new casino that opened not too long ago.

They are bringing in a major hospital and a casino which I think looks good.

If you want lots of cashflow maybe open a casino or a gas station.Real estate real power is in appreciation and building equity.
