I tied up the property for 2.5 days (Saturday, Sunday and Monday Afternoon) or 1 business day (Monday) and still I am expected to pay $600!!

At one point, the court call and wanted me down there the same day (I was at work) so it was schedule the next business day.

Never a text, Never call my cell.2) I check messages and emails throughout regular business hours, first thing in AM, last thing at end of business day, and can access my email on my phone whenever necessary to follow over a weekend.3) Emergency after hours voice messages that are left automatically "outcall" to my cell, which I immediately review and call the tenant back for further details (unless CLEARLY a crisis) .

Free rent collection for you and tenants if you use ACH (4-5 business days to deposit) and Credit/Background checks are $40. 

Small short term hedge against inflation that's liquid in 1 business day.  2. 

But even at $3 each, I know when the rent is paid, and it's usually in my bank account 4 business days later.

@Dan Handford I had a contractor who would do this type of work for me within 3-5 business days (depending on the size).

Renee,i typically ask for 21 business days and wait for the seller to pare that back. 

The benefits I am seeing with Buildium include:-Free Website (whereas you have to pay for one with AppFolio)-Seems to be better accounting program, with transaction automatically synced with your bank at reconciliation-Quicker rent deposit processing time (1 business days vs 2-4 with AppFolio)-Cheaper onboarding fees-Application fees can be paid by prospective tenants using ACH (not just CC)Those pros at a cheaper yearly fee and so far haven't seen a benefit AppFolio has that Buildium doesn't.  

When the tenant makes a payment you get an email immediately and the payment hits your account in about 3 business days.
