Lake Michigan Credit Union will do it.

We discovered Union Beach this summer while looking for a restaurant, really cute little town with potential, has the nicely maintained Henry Hudson trail running through it (popular for running, hiking and biking), a pretty waterfront with views of Staten Island and Manhattan and some nice houses and townhouse developments near the water.

I recently used Harvesters Federal Credit Union on a land purchase loan and they were quite helpful.

You could try Forum Credit Union.

Many local, community banks and credit unions don't care about seasoning. 

I can recommend a couple credit unions in NC that would be good to use, one of which doesn't charge closing costs. 

Also, it should be easy to find hard money, and maybe even a credit union that will lend if they could be in first position.That's all I can think of right now.

Water heater, furnace etc,...For a $30K loan I will try credit union w/o points or fees. 15 year is too long for a loan of this size. 

Also, I would recommend finding a real estate agent that you trust, and begin talking to lenders (banks, mortgage brokers, credit unions, etc.)

What about credit unions, have done anything with one?
