A piece of advice a  lease that end in the winter in the northeast I have not found to be the best however there are those that swear by month to month leases with required 30 or 60 days notice by either party to terminate written in the lease.

I’ll be in Atlanta the later half of June, all of September, and most of the Winter.

If there is no code enforcement it will die in the winter and just look bad until then. 

Columbus is an incredible market (real estate and quality of life)...everyone loves where they live, but it's really exciting to see the growth and expansion of the city here...I wouldn't hesitate to say (besides the weather in the winter ;) Columbus is one of the top 5 cities in the country...my prediction was the population would double 2-yrs ago and everyone laughed...but the city is on track to make it happen.Is there a particular area of the city you'll be focused on?

TD, RBC and BMO all have American branches but they are mostly catering to the snowbirds-type crowd i.e. folks who have a winter home in FL or AZ. 

Finding a quality tenant to rent your apartment in 6 months in the dead of winter was a wrongheaded plan anyway.You next step is to stop asking questions on Bigger Pockets and contact your local real estate lawyer to see how to best get this dude out quickly.

They are making great money in the summer months but likely to break even in the fall winter and spring.

I am following the MLS but haven't seen anything in my area that has been very exciting since last winter.
