I just had a few offmarket multis in Waterville sent my way that are pretty nice.

I found this deal off market; it was my girlfriend at the time's uncle who owned it, and we pitched him the idea of buying it from him.

My question for the forum is, what would that partnership look like?

I would like to continue manage the props through the leasing  cycle but need help to market my property and get qualified tenants asap. please help. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

I am 18 years of age with nothing under my name and based in California.

When I found the property I simply extended the radius of my search and tadaaaa "duplex" cought my attention and especially for a $350k purchase.
