A deal like you are describing, you already know the house is a wreck and this is just a transaction.

Then you wreck or open up anything else you're going to redo.

Also a garbage disposal wrecks havoc on systems.If there are no public records on the system then you will want to check more thoroughly or just figure in to your numbers the cost of a new one.

In addition to crippling fines, you don't want to live with the knowledge that your negligence has wrecked a kids life forever.I'm not familiar with the particular phrasing of that statement, but it sounds like the city thinks there's a lead hazard there. 

Unless animal or child really wrecked a newish paint job,  we have never charged to touch up.  

Trusting that they would pay rent on the 1st day of the month, being flexible for 2 months in a row and then discovering their friends moved in, wrecked the place and everyone took off leaving me with damages that I had to cleanup & repair.

If you have a car wreck and the other driver is seriously hurt, then you have the potential for civil suits (this is an example, not the situation I am in). 

However, if the house is a wreck, don't let them do it.
