I have some properties I have been watching for my investors all the way from Traverse City to Detroit, I'd be happy to share those with you along with their estimated cash flow and appreciation!

I've been watching it unfold for years and it seems folks are finally figuring it out. spoke to a guy at BP con in Detroit who said he would never invest in Detroit. he lives in the Wealthy suburbs.

Other than that for us, closing is like watching paint dry. 

I am looking for an investor friendly title company in Lake County, Indiana as well, watching the board.

I've been watching it closely myself as a potential for our next investment purchase.

I saw these recent posts below and found them helpful for how to evaluate a PM or just what to watch out for. 

Watching people leave the doors wide open.

We don't recommend that but were watching closely more fore science :)  The automation with Turno and Schlage encodes is by far the biggest help plus it gets a little discount on the property consolidation with Pricelabs. 

These factors didn't keep me from buying though, while watching some other small markets in the region where average nightly rents were sometimes higher.
