One thing that is a testament to though is the lack of buildable land in the Portland Market and how fractionalized the ownerships are.. hard to get any real velocity when there are no large ( or very few) large tracts that can be developed in that market.  

There's also a great deal of velocity in getting your first leads in the door; if you have some knowledge, you can start generating motivated seller leads within an hour or so of launching your campaigns.PPC's objectivity comes from the huge amount of data it generates; once you've run for a bit, you can tell which keywords generated your leads, what you paid for them, the responsiveness of the people that searched them, the conversion rate of those people, where they came from, the time of day and day of week they converted, etc.

From the last three years in the business I have learned it as a real estate business entrepreneur, it takes deal velocity (speed/number of deals) and piggybacking off other people's money.

I don't think they actually do loan mods/workouts with individual borrowers to increase the velocity of profits, although I've not heard anything to the contrary. 

If you have to re-invent the wheel each time and keep up with hundreds of people it can be real cumbersome and take away from the velocity of doing quality deals.

esp interested about anything on ocean ave as we head south from Bergen Lafayette, see a few foreclosed corner unit buildings, but dont see the same velocity of devlopments as jersey city heights f.e.

So there are periods when prices of an asset will accelerate with abnormal velocity increasing but eventually it will cool and decelerate to its norm.
