Roofers here in Dallas do have the homeowner or investor signed a contract stating they are the owner of the property, and they ask for proof of ownership and proof they have funds to pay when the job is done and some homeowners get upset when roofers ask for this but with so many scams going on you need to ask questions.Joe Gore

Congrats on continuing to strive for more and, along the way, make sure to celebrate the victories.

I have been burned plenty of time but instead getting up set up about it, I educated myself to see where I messed up and rented to that piece of garbage.  

I declared victory and flipped the house for far more personal satisfaction than profit though it was one of the better returns that year.

The winning bid is then subject to a 10 day upset bid period.

I was heading out to a flip I am doing and on the way I called my contractor and asked if he would be there, he got all upset and said I was not supposed to go out until Monday and he does not want me seeing the house yet (I have been going twice a week to check on things so I was really worried).

The wife was upset a few days before this, thinking he was running around on her.

I left a message I was very upset about customer support and I knew no one would get to me until the end of the next day (customer service used to be in California) The gentleman I spoke with told me that they have customer support to cover from 8:30 am until 7PM ET Now.  

Not a victory dance yet, but the stock market is correcting hard today.
