The dollar amounts and contingencies blacked out and then copied on a copy machine to ensure no bleed through.Having said that, I proceed with (maybe unwanted) general advice:I would write the 1st right of refusal clause not based on 'better' but based on closing date, as this is the point of discussion.

Find out if there are leaks, issues with the building systems (HVAC), unpleasant odors (could indicate gas leaks, lateral or plumbing stack damage etc.).

Also take excellent before and after photos. on my first deal one of the students created unwanted issues with neighbors, and after I forwarded those complaints to the tenants, that tenant moved on and was replaced with a different friend of theirs along with a rent increase. ;)

There is simply no way to pose the conversation naturally, and I can tell you that people's phones, texts especially are viewed very negatively as unwanted spam that invades the personal space.

I've been looking into investing in real estate for awhile now but a family friend who lives in London now, mentioned to me he's thinking about selling his property back in Northern Ireland for cheap because it's just become an unwanted hassle for him now due to distance.
