the licensed electrician i hired to do a short list of repairs to my rental didn’t finish work he agreed to do and left me with a mess of trash even though i asked him not to put anything in the trash receptacle outside he smushed his boxes etc into it and the cover wouldn’t close there are varmints in the area. he left an electric plug uncovered after he agreed to install a blank cover etcwhat should i do my work list was very clear and i supplied all the light bulbs and new fixtures. instead of a ladder he stood on a half full paint bucket i am not sure it can be opened now etci am waiting for advice before i settle with him he was pretty sloppy with finishing upi had a great guy but he is very busy and said he’s too old for ladder work … i’m really having bad luck with hiring.thanks in advance for ideas

The city was "not able to locate" the permit paperwork or plans, but I was able to uncover a receipt from the building department covering the addition and the second kitchen that was installed by the previous owner.

Having a roofer come out to assess the roof or an HVAC contractor out to inventory and assess the HVAC units can often be done at a nominal expense and can uncover issues or areas of concern that would likely be missed in a more general inspection.

 Assuming background check and credit check are free of evictions or criminal record and credit score is decent, I seem to uncover the biggest red flags through talking to the applicants while showing the property.

Usually a google search will uncover those.Harder to find is that some judges in certain jurisdictions like to bend the law to help tenants and drive delinquency higher for apartments in that area.
