If you come to a lender and say hey I need financing triggered on this construction project asap!

I Have been trying to get started on real estate for about 3 years now, my wife and I were close to pulling the trigger on a property when a plot of land came up at a discount price.

You don't want to end up triggering unknowingly some due on sale / transfer clause on your mortgage. 

I have heard of people buying houses using personal financing and then transferring the title to the LLC but that could trigger the "due on sale" clause and I'm not sure but I think the loan would still be under your personal name meaning you would still be personally liable for the mortgage if you couldn't make payments.

The terms publicly advertised are more often than not “trigger terms” meant to draw a potential borrower in.

If the numbers make sense, and you see the vision- then it's time to pull the trigger and lock it in!

That is exactly what I'm doing right now, just learning from my agent and soaking in all of the information about the market I can before I pull the trigger.
