Where are the REAL cash buyers in Denver?

I've worked with the same buyers for about 7 years now and they've all pivoted or changed their buying criteria the past couple months. I've networked, networked and networked and either find "buyers" unresponsive or scared to pull the trigger on any deals I bring them. I have three properties under contract 70% below ARV and still can't find any serious buyers in Denver, Colorado. Saying its frustrating is an understatement. My advice to any buyers out there is when a wholesaler sends you a property you must communicate and let them know where you need to be on a deal. Just because a house is $5k-$10k off from where you want it to be doesn't mean that price cannot be negotiated or may already be built into the numbers regardless of the wholesale price offered.

    @Adam Macias with you 100%. The moment rates changed, buyers made in incredible halt on purchasing in Denver, the Springs, Fort Collins and other CO hot spots. 

    I made a pivot too! With less buyers looking at my properties, it’s time to start tapping some of the cash I’ve worked to build up and get down to business. I’m happy to flip my own deals, and adapt to the market. 

    I’ve got fantastic private lenders as well that have been twiddling their fingers while everyone takes a vacation ;) I’d love to discuss taking on some of these projects that you’ve got going on!
