When someone isnt interested in your house t, they dont nit pick,they just walk away. 

I could get a Brentwood CA property and have a cash-cow OR loose shirt off back, all depending on how I acquired it. 

Their styles, prices and quality are unbeatable, and they have huge stock.

BTW: The 75th percentile rent for market rate apartments with only w/s/t included even in N Collinwood is $1064.

Conservative LTV first trust deeds are currently paying over 9%  and generate good cash flow when buying doesn’t make sense.Yes that´s another wonderful alternative, I invest in notes as well, got no tenants & no toilets and with those interest rates a return, where I don´t need to buy real estate for cashflow.

Great points to consider @Nate T. if rates sky rocket and the banks want their money after I transfer title I would be in a bad position. 

The reason no one is teaching this strategy is because it's a terrible, terrible strategy that is taught at the end of every cycle only to see those people lose their shirts. 

It is a townhome community where the units are essentially duplex-style.
