You should have a full package of the PPM, Operating Agreement, Subscription Agreement, Investor Portal with a flipbook for your presentation to Accredited Investors. if you don't know any accredited investors you can always buy a list.

You can get a subscription base (sometimes it is a benefit of your job) for lawyers that covers all the fees.

Nothing like everyone in the house being able to safely box for 60 seconds the one guy that sold most (or least) DirecTV subscriptions that day.

Your passive investors will apply to participate via your Subscription Documents which essentially qualifies your investors and adheres members to the entity. 

Additionally, make sure you are including the legal fees associated with the syndication (operating agreements, PPMs, subscription agreements, etc.)

That seems to work right now.If you need better visualizations, I used a free subscription of Tableau, and my wife uses Canva (it's free).
