The company helps with the rest of the stuff like rent collection, late payment follow up, advertising vacant units, showings, tenant screening, leasing, renewals, reports, and evictions (which is a corner case).

If he says it is good stuff I believe it.

Brand Turner, David Greene, J Scott, they all say don't pay for that stuff if they give it to you free from the comfort of your own laptop.

I get an inquiry every other week from someone like OP who just wants off-market stuff, doesn't want any help listing or on the MLS or when they sell their Home Depot grade flip they want 1% listing fee.

Don't ask me for a bunch of extra stuff that doesn't create value for anyone. 

Use stuff like this and you'll have good markets and deals in no time. 

I do the same stuff I do here in the brokerage office and for the agents around me, just ask em, but obviously the reach is far more limited, right. 

I know @Bob Stevens guy is all  cleveland stuff but we've said this for the past 6-12 months-- this area is going to crash.

We tend to buy stuff in the 200-275k ARV range but pick them up needing rehab under market value.
