But usually never pay for work upfront/give advances- that's how you get your job 'spiked' (they will start your job and move onto the next, finishing yours when they get around to it) But no, never usually ever paying for an estimate!

Your tenant could dig her heels in and you might have to give her cash for keys.I would try for a firm but frank discussion "this is not working out-it was not a great idea" and don't get talked into any second chances.

The current rental does not currently have a mortgage on it.I'm trying to decide what makes the most financial sense, should I hold onto the property with the heightened rental demand and use it as a hedge against inflation or go ahead and sell with the currently high real estate prices before interest rates spike too much and drive down prices/demand, and hold onto the funds until I find a property that meets more of my criteria.
