My thought is that the agent is pressing the more expensive homes in order to receive a higher commission but I don’t want to speculate.

Is anyone making an real estate moves in speculation of this deal coming to the area?

That's speculating, not a great way to invest.

I don't see how you know you'll be in an instant equity position, this seems too good to be true and speculative.

Also, and I'm about to read between the lines a bit and speculate, this part could be inaccurate depending on how my crystal ball is functioning today: Yes, it's also true that >6 financed properties may have a hit, and if your LO doesn't have a lot of experience working with REI, they might not have known or checked for that on the front end.

With your five year advanced timeline, the market could be in a totally different state, in which FHA may make sense then but that's pure speculation.

Which ever you choose don't speculate or base an investment strategy on an unsustainable appreciation trend.

In terms of the future, this is all speculation by the way, I believe properties will continue to appreciate but not at the same rate we've seen for 2020 or YTD 2021.
