First time House Hacker

I am currently looking for my first real estate deal in Indianapolis, Indiana. I will be house hacking a MFR and I just wanted someone else's viewpoint. I keep getting all of these outsiders perspectives, who have never purchased investment properties, saying now isn't the right time to buy, wait, then buy. Their reasoning being "It's gone up so much it has to come down."
Second, it is a little intimidating with me being the final decision maker! Any words of wisdom from those who were once rookies looking to purchase their first investment property would be much appreciated!
